The Clay Lane, Gorleston

BAS were employed by a private Client to prepare drawings and achieve the relevant approvals for a new bungalow with room in the roof living. This new dwelling was proposed to replace an existing dilapidated holiday style bungalow.


After undertaking a full measured building and site survey we met with the Client on several occasions to agree the design for the development. The Clients wishes were taken into account to create a modern two storey property with open plan and room in the roof living. Meeting current trends the walls were proposed finished in render with slate detailing, the roof finished with slates and the fenestration dark grey aluminium framed units.

Design drawings were produced and agreed and the plans were submitted for and received Planning approval.

The drawings were then updated to full 'working' drawings, the required Building Regulations application was made and subsequently approved.


Being a new build property this project required close coordination with several different construction related disciplines but we were most involved with the Energy advisors while completing the required SAP calculation.


After several months of hard work the Client and his sub-contractors produced this magnificent dwelling.

The dwelling incorporates a wide entrance hall with modern staircase accessing the first floor, large open plan living to the rear and an incorporated double garage. The first floor incorporates a large Master Bedroom with En-Suite and built in wardrobes, a second double Bedroom and a separate Bathroom.
