The Links, Gorleston

BAS were employed by a private Client to undertake a full remodelling of this 1960's built flat roofed bungalow.

After undertaking a full measured building and site survey we met with the Client on several occasions to agree the design for the development. The Clients wishes were taken into account to create a modern two storey property with walls finished in render and timber detailing while retaining, using and building off as much of the existing structure as possible.

Design drawings were produced and agreed and following a very positive meeting with the Planning Officer the plans were submitted for and received Planning approval.

The drawings were then updated to full 'working' drawings, the required Building Regulations application was made and subsequently approved.

After several months of hard work the Client and his sub-contractors produced this magnificent dwelling.

The dwelling incorporates a two storey open entrance hall with glazed staircase accessing the first floor. The ground floor was reserved for bathrooms, utility area and en-suite bedrooms with the first floor providing the Kitchen, Dining and living areas as well as a cinema / games room. This 'reversed' style of living was requested by the Client to make the most of the fantastic views from the rear of the property over Links Road Golf Course and sea views beyond. The inclusion of a glazed balcony off the rear living area provides a fantastic place to sit during the warmer months enjoying the views.
