The Warren - Gorleston

Employed by a private Client to undertake full Architectural service to update and extend a tired 1950's detached dwelling.

After undertaking a full measured building and site survey we met with the Client on several occasions to agree the design for the development. The Clients wishes were taken into account to create a modern two storey property with walls finished in render and timber detailing while retaining, using and building off as much of the existing structure as possible.

Design drawings were produced and agreed and following a very positive meeting with the Planning Officer the plans were submitted for and received Planning approval.

The drawings were then updated to full 'working' drawings, the required Building Regulations application was made and subsequently approved.

After several months of hard work the Client and his sub-contractors produced this magnificent dwelling.

The dwelling incorporates a two storey open plan entrance hall with Modern staircase accessing the first floor. The existing ground floor was completely renovated and altered providing the Kitchen, Dining and living areas. The same applied to the existing first floor being completely renovated and altered to provide Bedrooms and Bathrooms.

A large flat roofed double garage structure was utilised and upgraded to provide additional ground floor living areas with bi-fold doors out to the rear garden. Above this we extended the first floor to create a new large Master Bedroom with walk in wardrobe and large En-Suite bathroom. To the rear of the bedroom a covered external seating area was detailed to make the most of the wonderful views across Links Road Golf Course and out to sea.
